Sod fails in Gilbert for reasons that have very little to do with the grass. The newer streets here sit on compacted fill that sheds water instead of taking it, so a lawn laid straight onto it holds puddles in the low spots and burns out on the high ones by July. We strip what is there, break up and grade the ground so water runs where it should, set the irrigation to match the new shape of the yard, and lay sod tight so the seams knit instead of drying open. Timing counts as much as prep. Grass put down in the wrong stretch of the East Valley year does not root, it just sits there and cooks, so we say when as well as how.
